Recently, the "Guangzhou Railway Station Area Station-City-Industry-Residence Integrated Land Preparation Plan" (hereinafter referred to as the "Plan") was reviewed and approved at the third meeting of the Guangzhou Municipal Land Management Committee in 2024. This is the **approved land preparation plan for Guangzhou and an important step in implementing Guangzhou's "three veins," "three axes," and "three cores" strategic deployment.

The Guangzhou Railway Station area is one of the city's four major key urban renewal areas, with a total area of 238 hectares, including 189 hectares in Yuexiu, 36 hectares in Baiyun, and 13 hectares in Liwan. It extends east to Jiefang North Road, south to Dongfang Hotel–Renmin North Road–Liuhua Road, west to Zhanqian Heng Road–Guangyuan West Road, and north to Sanyuanli Avenue.

The project will follow the "separation of land preparation and storage, rolling development" model. Guangzhou Station Area Urban Renewal Co., Ltd., a subsidiary of Guangzhou City Investment Group, will serve as the implementing entity, responsible for preparing the land preparation plan for the Guangzhou Station area, conducting basic data surveys within the land preparation scope, raising funds for expropriation, compensation, and resettlement, and carrying out specific work such as infrastructure construction.

Taking the renovation of the Guangzhou Station hub as an opportunity, the "Plan" organically combines "bringing high-speed rail into the central urban area" with area renewal and transformation, achieving integrated development featuring industry-city integration, jobs-housing balance, cultural inheritance, ecological livability, and convenient transportation, and promoting the Guangzhou Railway Station area into an important spatial carrier for implementing the "old city quality improvement" policy in the central urban area.

This "Plan" covers three major highlights: empowering the high-speed rail hub to support the Greater Bay Area's "one-hour living circle"; cultivating a hub-type international business district phase by phase to form a "1+6+2" industrial system; and creating a new pattern of station-city integration to reshape new spaces for production, living, and ecology.

Specifically, the "Plan" proposes introducing 6 high-speed rail lines and 4 intercity lines; planning 8 metro rail lines with 100% coverage within an 800-meter radius; building new north-south cross-railway tunnels and east-west expressway corridors; and constructing a three-dimensional, multi-dimensional slow-traffic system to achieve "multi-dimensional efficient integration" of high-speed rail trunk lines, intercity railways, urban roads, and subways in the city center. In terms of ecological space, it will continue the landscape pattern of Baiyun Mountain–Yuexiu Mountain, forming a 3-kilometer north-south cultural, commercial, and green axis and a 4-kilometer east-west railway park belt, creating a "Greater Bay Area Cultural Living Room."
