Recently, through the joint efforts of the Futian District Government, Anju Group, Huafu Subdistrict, and other parties, the last unsigned property owner of the Huafu North Area shantytown redevelopment project—the largest shantytown redevelopment project in Futian District and a major livelihood project in Shenzhen—successfully signed the agreement.
At this point, the project has successfully won the battle to clear all remaining cases, achieving 100% signing and officially entering a new milestone of accelerated construction!
The Huafu North Area of Futian District was built in 1986, bordered by the Municipal Second People's Hospital to the east and Bijiashan to the west, and is one of Shenzhen's earlier built-up areas. Over the decades, outdated and dilapidated equipment and facilities, congested and inconvenient traffic networks, and buildings with safety hazards have been unable to meet people's pursuit of a better life. As the Municipal Second People's Hospital urgently needed renovation and expansion, the Huafu North Area seized the opportunity for redevelopment and was included in the shantytown redevelopment plan in May 2020.
Since the launch of the Huafu North Area shantytown redevelopment project in April 2020, Shenzhen Anju Group, under the "government-led + state-owned enterprise implementation" shantytown redevelopment model, completed a signing rate of 98.78% in just 100 days. The project's redevelopment scope covers an area of approximately 147,000 square meters, involving about 2,800 housing units (rooms), with a building area of approximately 254,000 square meters and a total investment exceeding 10 billion yuan.
The project will provide more than 1,000 units of affordable housing, helping more citizens achieve livable homes; at the same time, it can contribute 35,000 square meters of land to the Municipal Second People's Hospital, effectively improving the hospital's medical environment, alleviating the difficulty of nearby residents in accessing medical care, and helping to raise the level of medical security in the area; it will further optimize the area's traffic system, providing land for adding three urban branch roads, effectively easing traffic pressure in the area and improving the area's public service level.
In 2023, the project entered a critical stage of tackling key difficulties. Futian Anju Company under Anju Group, together with the Huafu Subdistrict Office and Huashan Community, established a temporary task force Party organization and carried out the work through multiple channels. First, they used "sincerity" to close the distance, carrying out care and consolation activities during festivals such as the Lantern Festival and Dragon Boat Festival, and strengthening bonds with property owners while making tangyuan and zongzi; second, they used "patience" to earn trust, holding more than 100 briefing sessions and exchange symposiums since the start of the campaign to fully communicate new policies and new plans, striving to ensure every resident fully understands the situation; third, they used "carefulness" to break the deadlock, repeatedly demonstrating the foundation pit subdivision plan, successfully opening up the construction surface in May 2023, and achieving "demolition to promote signing and construction to promote signing." Since 2023, they have successfully completed the difficult task of delivering and demolishing 7 buildings, launching the "acceleration" of shantytown redevelopment, and today achieved 100% signing.
The project is currently carrying out foundation pit support, earthwork, and pile foundation engineering construction, with construction expected to be completed in the first half of 2028. A relevant person in charge of Shenzhen Anju Group stated that next, they will steadily advance the demolition of the last building, simultaneously accelerate follow-up work such as project property rights cancellation and construction, strive to realize the owners' expectation of returning to their homes as soon as possible, and deliver more than 1,000 units of affordable housing into the hands of citizens. In the future, at the foot of the beautiful Bijiashan and beside the Central Park, a modern, ecological, and livable urban area will rise!
