How is the Jinan Central Business District progressing, built with the full force of the city? A reporter yesterday learned from Jinan City Investment Group, the main unit for infrastructure construction in the CBD, that in accordance with the principles of high starting point planning, high standard construction, and high level operation, CBD construction has been in full swing. Among them, the CBD Cultural Service Center project will be completed and delivered for use by the end of May this year, becoming the first landmark building in the area to be completed.
7 projects have been completed and put into use; the most beautiful skyline will appear in 2022
As is well known, the five super high-rise buildings in the CBD—“Mountain, Spring, Lake, River, and City”—have all been finalized and will become new landmarks of Jinan in the future.
The reporter learned from the interview that it is expected that by 2022, the high-rise buildings in the CBD will be completed one after another, outlining the most beautiful skyline of Jinan. Among the five super high-rises, the core tube construction of the 420-meter tower of Greenland International Financial Center has reached the plus-minus zero level; the 360-meter tower of Ping An Financial Center and the 230-meter tower of China Resources MixC World started construction at the end of 2017 and are expected to be completed by the end of 2021. The super high-rises of Fosun and CITIC Pacific, which landed in the second half of last year, are also expected to be completed by the end of 2022.
According to a responsible person from Jinan City Investment Group, as of the end of 2017, 24 development projects have landed in the CBD, of which 7 have been completed and put into use, 10 are under construction, and 7 are undergoing scheme design and construction preparation. A total of about 2,500 mu of land has been transferred, accounting for 83% of the total transferable development land area. Among the completed and under-construction high-rises, the China Resources MixC commercial complex on the north side of Jingshi Road will open within the year. Four towers of Zhonghong Plaza, Lixia Financial Center, China Life Insurance, and other 100-meter high-rise buildings have also been rising one after another. Together with the five super high-rises, they will outline the most beautiful skyline of Jinan.
Creating Jinan's “798”: old factory buildings transformed into a new cultural landmark
Also a landmark building in Jinan, the CBD Cultural Service Center located in the Silk Ribbon Park is planned to be completed and delivered for use by the end of May this year, creating a “798” belonging to Jinan.
On January 15, the reporter came to the site and saw that the structure of the original rolling workshop of Jinan No. 2 Iron and Steel Plant had not undergone major renovation, and the west and north facades had retained the original old brick walls, ensuring the original flavor of the old factory. The newly added spiral staircase, rooftop viewing platform, and cantilevered box main bodies have all been completed. Staff from the project department introduced that the three overhead cranes in the factory have also been retained, along with some old workshop equipment, which will be open for tourists to visit. “The entire building is mainly in four colors: dark gray, white, red, and blue-green. We have successively painted the crane beams and old steel beams with new paint.”
According to the plan, the CBD Cultural Service Center, from south to north, consists of an outdoor stage, south area, outdoor exhibition hall, and north area. Among them, the first floor has a multimedia exhibition area, planning exhibition area, VR experience area, light dining and coffee area, etc., and the second floor has a CBD news release hall, lounge, temporary exhibition area, meeting rooms, office area, etc. After completion, visitors can not only feel the industrial cultural heritage here, but also overlook the entire CBD from indoor and outdoor platforms and experience the prosperity of a modern city.
“Three horizontal and three vertical” basically completed; underground loop to achieve closed loop in 2018
Skyscraper clusters give people a “high-end” feeling, while municipal infrastructure construction follows a “small but refined” route. The above-mentioned responsible person from Jinan City Investment Group stated that the road design fully respects the “five small” urban design concept to create safe and comfortable slow-traffic spaces.
Shen Tingwei, project director of the first phase, first bid section of CBD municipal infrastructure, said that the first phase project includes six roads in a “three horizontal and three vertical” layout, involving 8.3 kilometers of ground roads, 2.2 kilometers of underground loop, 4.5 kilometers of utility tunnel, and ancillary facilities. “At present, the six roads have been basically completed. The underground utility tunnel will be completed simultaneously with the underground loop in 2018.” The CBD underground loop will facilitate vehicles traveling to underground shopping malls, rail transit stations, and the five super high-rises, allowing vehicles in the core plots to enter and exit quickly.
At the same time, the second phase of municipal engineering, with a total length of about 10 kilometers, has also started, including 10 municipal roads such as Huayang Road, and will be completed on schedule according to the overall planning of the area.
3 rail transit lines started; about 1 kilometer of M1 line has been open-cut
According to the Jinan rail transit plan, the underground of the CBD is planned with “four lines and seven stations”, achieving 100% coverage within an 800-meter radius.
It is understood that the four rail lines in the CBD include Line R3, the loop line, Line M1, and Line M3. The seven stations are Lixia Plaza Station, Silk Ribbon Park Station, Olympic Sports Center West Station, Ligeng Road Station, Dingjia East Station, Gongye South Road Station, and Huayang Road Station.
At present, in addition to the already started Line R3, the reserved rail transit projects in the CBD, the loop line and Line M1 (four stations and four sections), have also started comprehensively. A responsible person from Jinan City Investment Group said that the section between Huayang Road Station and Silk Ribbon Park Station of Line M1 adopts the open-cut method, and about 1 kilometer has now been excavated. “The loop line will introduce shield tunneling machines for underground excavation. At present, shield tunnels have been reserved for them, and the shield machines are expected to enter underground operation within the year to avoid secondary excavation of roads.”
